# Duluth UDC § 837.06

Standards for Subdivisions

**Governing jurisdiction: Duluth.** A "Duluth, GA" mailing address is usually NOT in the City of Duluth. Unincorporated Gwinnett is 67.3% of the county's land area and is governed by a different code, a different board and a different permit portal. Resolve the governing jurisdiction before answering any zoning question.

## Text

1. All subdivision proposals shall identify the special flood hazard area and Areas of Future-conditions Flood
hazard therein and provide base flood elevation data and future-conditions flood elevation data;
2. All residential lots in a subdivision proposal shall have sufficient buildable area outside of the future-
conditions floodplain such that encroachments into the future-conditions floodplain for residential
structures will not be required;
3. All subdivision plans will provide the elevations of proposed structures in accordance with Section 835.02;
4. All subdivision proposals shall be consistent with the need to minimize flood damage;
5. All subdivision proposals shall have public utilities and facilities such as water, sanitary sewer, gas, and
electrical systems located and constructed to minimize or eliminate infiltration of flood waters, and
discharges from the systems into flood waters; and all subdivision proposals shall include adequate
drainage and stormwater management facilities per the requirements of the city to reduce potential
exposure to flood hazards.
