Standards for Development

**Governing jurisdiction: Duluth.** A "Duluth, GA" mailing address is usually NOT in the City of Duluth. Unincorporated Gwinnett is 67.3% of the county's land area and is governed by a different code, a different board and a different permit portal. Resolve the governing jurisdiction before answering any zoning question.

836.01. Definition of Floodplain Boundaries.
1. Studied "A" zones, as identified in the FIS, shall be used to establish base flood elevations whenever
available.
2. For all streams with a drainage area of 100 acres or greater, the future-conditions flood elevations shall be
provided by FEMA. If future-conditions elevation data is not available from the Planning and Development
Department, then it shall be determined by a registered professional engineer using a method approved
by FEMA and the Planning and Development Department.
