# Duluth UDC § 505.01

Purpose

**Governing jurisdiction: Duluth.** A "Duluth, GA" mailing address is usually NOT in the City of Duluth. Unincorporated Gwinnett is 67.3% of the county's land area and is governed by a different code, a different board and a different permit portal. Resolve the governing jurisdiction before answering any zoning question.

## Text

a. To recognize the current development rights of property owners established through zoning;
b. To conserve open land, including those areas containing unique and sensitive natural features such as

stream buffers and wetlands, by setting them aside from development;
c.
To reduce erosion and sedimentation by the retention of existing vegetation;
d. To enhance water quality of streams and waterways, and to protect valuable groundwater resources; and
e. To provide notification to future property owners of natural resources that must be protected on their

property.
