Detached Structures

**Governing jurisdiction: Duluth.** A "Duluth, GA" mailing address is usually NOT in the City of Duluth. Unincorporated Gwinnett is 67.3% of the county's land area and is governed by a different code, a different board and a different permit portal. Resolve the governing jurisdiction before answering any zoning question.

Detached accessory structures and/or uses, with the exception of a detached automobile parking garage in a
residentially zoned district, shall be limited in size to a total or combined gross square footage not to exceed 20
percent of the heated square footage of the principal structure, or 20 percent of square footage of the primary
land use area, as shown on an "as built" survey.
