# Duluth UDC § 332

Mini-Warehouses and Self-Storage Units

**Governing jurisdiction: Duluth.** A "Duluth, GA" mailing address is usually NOT in the City of Duluth. Unincorporated Gwinnett is 67.3% of the county's land area and is governed by a different code, a different board and a different permit portal. Resolve the governing jurisdiction before answering any zoning question.

a. Units shall be directly accessed from enclosed corridors.
b. Individual storage bays within a self-service storage facility shall not be considered a premise for the

purpose of assigning a legal address in order to obtain an occupational license or any other governmental
permit or licenses to do business.
c.
All property stored on site shall be entirely within enclosed buildings. Storage of flammable liquids, highly
combustible or explosive materials, or hazardous chemicals is prohibited.
d. Uses not related to the temporary storage of personal property are prohibited, including use as a

residence, office (other than the leasing office required for the storage facility), workshop (including
vehicle, appliance or equipment repair), studio, band rehearsal area or place of business.
e. No commercial transactions shall be permitted

(including auctions; commercial, retail or wholesale
sales; or miscellaneous or garage sales) other than
the rental of the storage units.
f.
The operation of power tools, spray-painting
equipment, table saws, lathes, compressors,
welding equipment, kilns, or similar equipment is
prohibited.
g.
A 150-foot buffer shall be required between any
mini-warehouse building or self-storage unit to any
residentially zoned property measured from the
nearest structure of the mini-warehouse or self-
storage business to the nearest parcel boundary line
of any residential property as measured by a
straight line on the ground.
h. Loading bays shall not face street frontage.
