# Duluth UDC § 329.02

Manufactured Home Park Standards

**Governing jurisdiction: Duluth.** A "Duluth, GA" mailing address is usually NOT in the City of Duluth. Unincorporated Gwinnett is 67.3% of the county's land area and is governed by a different code, a different board and a different permit portal. Resolve the governing jurisdiction before answering any zoning question.

a. A manufactured housing district development shall front for a sufficient distance to provide safe access

upon a state highway, a major thorough fare, a collector street or a local access road paralleling an
expressway and shall have access and egress only on such road.
b. The entrance road to a manufactured housing district development shall have a minimum right-of-way

width of 60 feet with a minimum pavement width of 28 feet. The entrance road shall have a turning
radius from the highway of at least 300 feet, and the entrance road shall extend at least 100 feet into the
manufactured housing district development.

Sidewalks shall be constructed within the development and shall extend the entire frontage of the
property on which the entrance is constructed. These shall provide access to recreation facilities within
and outside the development.
d. Each manufactured home shall be located on a separate lot. Each home and lot shall be owned by the

same person and shall be taxed as real property and the owner shall qualify for the homestead
exemption. Each lot shall be a minimum of 5,000 square feet and shall contain only one living dwelling.
e. Not less than 10% of the gross area of manufactured housing district development shall be devoted to

recreation on any other community use facilities. Each recreation space shall have a minimum area of
10,000 square feet. Recreation area(s) may not be located within undevelopable land (i.e., floodplain,
wetlands, etc.)
f.
A buffer strip at least 25 feet wide shall be provided along the side and rear property lines but not
extending into the required front yard of the development. The buffer strip shall be planted with
evergreen trees and shrubs that grow at least 8 feet tall and provide an effective visual screen. Said buffer
strip is to provide a softening between the land uses.
g.
Manufactured homes shall be installed in accordance with the State of Georgia’s Rules and Regulations of
the Office of Commissioner of Insurance Safety Fire Division, Chapter 120-3-7 Rules and Regulations for
Manufactured Homes.
h. No site construction shall be undertaken, and no permits shall be issued until a Preliminary Subdivision

Plat that meets the requirements of the Permits and Procedures Article of this Development Code and the
requirements of this Section have been given tentative approval.
