Requirements if Approved

**Governing jurisdiction: Duluth.** A "Duluth, GA" mailing address is usually NOT in the City of Duluth. Unincorporated Gwinnett is 67.3% of the county's land area and is governed by a different code, a different board and a different permit portal. Resolve the governing jurisdiction before answering any zoning question.

## Text

1. Any applicant to whom a floodplain management variance is granted shall be given written notice
specifying the difference between the base flood elevation and the elevation to which the building is to
be built and stating that the cost of flood insurance will be commensurate with the increased risk to life or
property.
2. The Planning and Development Director shall maintain the records of all such variance actions and report
any floodplain management variances to the Federal Emergency Management Agency upon request.
