Non-Subdivision Review Procedures

**Governing jurisdiction: Duluth.** A "Duluth, GA" mailing address is usually NOT in the City of Duluth. Unincorporated Gwinnett is 67.3% of the county's land area and is governed by a different code, a different board and a different permit portal. Resolve the governing jurisdiction before answering any zoning question.

1121.01. Pre-Application Conference
Whenever any development of a single parcel of land (other than a subdivision or a one or two-family dwelling) is
proposed to be made, the developer is encouraged to present to the Planning and Development Department
preliminary documents and graphic exhibits to permit early evaluation of the developer's intentions and
coordination with the Comprehensive Plan, this Development Code, Metropolitan River Protection Act, etc., and to
inform and provide the developer with the necessary regulations in order to properly accomplish the proposed
project.
