# Duluth UDC § 1102

Zoning and Special Uses, in General

**Governing jurisdiction: Duluth.** A "Duluth, GA" mailing address is usually NOT in the City of Duluth. Unincorporated Gwinnett is 67.3% of the county's land area and is governed by a different code, a different board and a different permit portal. Resolve the governing jurisdiction before answering any zoning question.

1102.01. Authority
1. The “City of Duluth Official Zoning Map” may be amended from time to time by the City Council, but no
map amendment (i.e., rezoning) or special use approval shall become effective unless it shall have been
first submitted to the Planning Commission for review and recommendation.
2. Procedures for approval of special exceptions and variances are found in Article 12, Appeals.

Enforcement.
